02The fear, named

Most people moving to Northwest Arkansas pick a town from a map and a weekend visit.

Then they find out the "20-minute" drive is a different trip at 8 a.m., the school assignment doesn't follow the city name, and the seller wants a deposit they'll never get back if the deal falls apart.

What it costs to get it wrongThe wrong town means the wrong commute and the wrong school assignment for years. Misunderstanding the deposit can cost you real money before you've even moved.

There's a better wayBefore you tour a single house, get the local picture first. That's what this guide is for.

03The guide

What you'll get

  1. Where the jobs are, mapped.Walmart's Home Office, Tyson Foods and J.B. Hunt along the I-49 corridor, so you shortlist towns around your real commute.
  2. Coming from Little Rock, Dallas or Austin?Sourced price comparisons, plus the Arkansas-vs-Texas property tax and income tax trade-off in plain numbers.
  3. Five places to start, compared the same way:Bentonville, Rogers, Centerton, Springdale and the Highway 112 corridor — price, homes, what's nearby, school district, and one honest trade-off each.
  4. Quick takeson Bella Vista, Fayetteville and Siloam Springs.
  5. The non-refundable deposit, explained. What the 2026 Arkansas contract actually says, how it differs from earnest money, and the timing choice that keeps your money safe during the inspection.
  6. How to check schools for any address yourself, using the state's official report cards. No rankings, just the facts and where to find them.
  7. A printable move checklistfrom 90 days out to your first Saturday in town.

Why it's worth more than free

Most relocation guides tell you what's nice about a town. This one tells you the trade-offs, the commute reality, and the contract details that out-of-state buyers usually learn the hard way.

04About Gregory

Hi, I'm Gregory.

Before real estate, I spent 14 years in education — eight as a special educator and six as an assistant principal and principal. I still explain things the way a teacher does: one step at a time, no pressure, no talking down. For someone moving here from out of town, that means you understand the area and the contract before you're asked to decide anything.

I'm a buyer's agent with Keller Williams Market Pro Realty in Bentonville, and I also own First Homeschool Bookstore in Springdale, so I know this region from both sides — as a business owner and as the person helping families land here.

How I work

  1. 01

    We talk first.

Your job location, your budget, what a normal week looks like for you, and how you'd like me to communicate.

  2. 02

    We narrow it down.

Two or three towns that fit, then a targeted search, with narrated video walkthroughs so you can rule homes in or out before you travel.

  3. 03

We make the offer make sense.

A market analysis plus my own read on value, the deposit and timing explained in plain language, and coordination with your lender, inspector and title company through closing.

05Why work with Gregory

What I offer

  • A search built around your life, not the most showings.Location, commute, schools, budget and the feel of the neighborhood come first.
  • Eyes on the ground when you can't be here.Narrated video walkthroughs and an honest read on what the listing photos don't show.
  • Education navigation.Assigned schools, bus schedules for a specific address, and program details across public, charter, private and homeschool options.
  • Clear numbers on every home you're serious about.A market analysis plus my own read on value.
  • Offer strategy built on your goals, including how to handle the non-refundable deposit.
  • Coordination from contract to keys, with a vetted list of local inspectors, lenders and title companies.
  • I'm still around after closing, with check-ins and market updates.

What I do differently

I'll tell you the trade-offs before you sign — the commute, the assessment, the contract terms — even when that's not the easy answer. That's how you avoid buying the wrong house in the wrong town from a thousand miles away.

The transformation

You start with eight towns that all look the same on a map. You finish knowing which two or three fit your life, what a fair price looks like there, and exactly what you're signing.

Why my local depth matters to you

These towns sit minutes apart on a map but differ in price, commute, school district and pace. Knowing those differences street by street is what keeps you from paying for the wrong fit.
